Repairing original floorboards

Original pine floorboards are one of the best features of a period home, but a century of plumbers, electricians and furniture leaves its mark. Split ends, rotten sections near radiators, short patched pieces and boards that bounce underfoot are all common. We fix the floor properly first, so the finished result looks right and lasts.

Our floorboard repair work

  • Swapping damaged boards for reclaimed ones of the same width and thickness

  • Re-fixing loose boards to stop creaks and movement

  • Replacing short patch pieces with full-length boards

  • Checking and reinforcing joists where boards have sagged

Finding the right timber

Imperial board sizes in older homes do not match modern timber. We use reclaimed boards wherever we can, cut and planed to suit, so the repair has the same age and grain as the rest of the floor. We then usually move on to a full floorboard restoration, sanding the floor back to fresh timber.

Gaps and draughts

Gaps between old boards are common and can be draughty. Our gap filling service uses pine slivers or resin filler to close them. Because floorboards move with the seasons, gap filling is not covered by our service guarantee, and we always explain this before work starts.

Fixing boards from above and below

Most movement comes from fixings that have lost their grip or joists that have dried out and moved. We re-fix boards with screws or ring-shank nails, counter-sunk and filled so they disappear after sanding. Where boards bounce, we check the joists underneath and add noggins or support where needed. The result is a floor that feels solid underfoot and stays quiet.

Before you lay a new finish

Sanding a floor with loose or damaged boards gives an uneven result and can make problems worse. A sound floor sands evenly and holds its finish for years. Planning a full restoration? Read our guide to restoring Victorian floorboards.

FAQ

Questions about floorboards repairs

All questions
Can you restore boards that have been painted?

Yes — original boards often hide beautiful timber under old paint and varnish. We knock down protruding nails, replace split boards and sand back to fresh timber. Read our floorboard restoration guide for the full process.

How are your prices worked out?

Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and we confirm everything with a fixed written quote.

Can you fix squeaky floorboards?

Squeaks usually come from loose boards rubbing against nails or joists. We re-secure boards with screws and fix any loose noggins below. Read about causes and fixes.

Resin or slivers — which is better for gaps?

We fill narrow gaps with a resin and wood-dust mix that matches the boards. Larger gaps are best filled with tapered pine slivers, glued and planed flush. Our gap filling guide compares the two.

Will filled gaps stay closed?

Gap filling is excluded from our service guarantee. Wooden floors expand and shrink with the seasons and with movement in the building, which can open small cracks in the filler. We choose the method that suits your floor best to keep this to a minimum.

Will repairs stand out?

We source matching new or reclaimed timber of the same species and width. Once the floor is sanded and finished, repairs blend in. Learn more about wood floor repairs.
